KIP’s Plan if Regional System Not in Place for Phase 2 – Dump More Treated Sewage in Washer/Hart Creek From Development

Kip’s plans if a regional sewer plan is not in place for Phase 2. Again, no mention of Union Bay or Royston.

It’s no wonder the CVRD is concerned. After all, they will own the system KIP installs after 2 years. Do they want to own a system dumping into Washer/Hart Creek indefinitely?

Another example of KIP trying to force whatever works for KIP on everyone else. Don’t forget McMahon believes “Because we’re dealing with government timelines don’t matter.” With that attitude it’s no wonder there has been so little activity over the last 15 years. The timeline will be whatever KIP determines.

Update on KIP aka Union Bay Estates application to discharge treated sewage into Hart Creek

Thank you for your enquiry, Russell Dyson has requested that I respond on his behalf.

The CVRD is aware that Union Bay Estates is proceeding with an application for registration under the Municipal Wastewater Regulation (MWR) for a seasonal discharge of treated effluent to Hart Creek.

The discharge of treated effluent to the environment is regulated by the Province of British Columbia under the MWR. The MWR registration process does not provide opportunity for regional district input however, First Nations referral is required as noted in the response below.

The CVRD is currently reviewing the developers proposed method of treatment and discharge for compliance with the Master Development Agreement. The MDA and information on current site activities can be found on our website at the following link: www.comoxvalleyrd.ca/projects-initiatives/past-current-projects/union-bay-estates (also provided below).

KIP aka Union Bay Estates plans on discharging 1875 meter cubes treated sewage DAILY to Hart Creek is more than the new reservoir holds!

Here’s a very old KIP report. https://drive.google.com/file/d/1ujaScR-ti4jp3eAaPoyzhHZDZSXko6Nj/view?usp=sharing Lots of info regarding the size of the reservoir and interesting reading about the elevation and pressure. This report was based on the assumption the reservoir and water treatment plant would be on the land identified as an ideal location by KIP’s consultants. The piece of land by Langley Lake the previous board specifically purchased because it was ideal, only to have this gong show board build at the same elevation as the existing waterworks (yes, I know the water tower increases the elevation) and sell the ‘ideal’ piece. Who cares about the future of Union Bay? We only care about ‘now’ or ‘our time’, right?

1875 meter cubes sewage compared to 1728 meter cubes – look at the size of that reservoir and imagine that volume being the treated sewage that KIP plans on discharging into Hart Creek DAILY for 8 months of the year.

KIP’s own consultants state storage reservoir should be 3600 for build out. Who told UBID 1728 was sufficient?

Will UBID be posting the info about the 1875 meter cubes of treated sewage discharged daily to Hart Creek? Shouldn’t they continue with their “Union Bay Estates Update” or is it just whatever McMahon/KIP wants posted?

Update on Kensington Island Properties aka Union Bay Estates “Deficient” Sewage Application

This image was posted on Facebook stating it is a lift station for the new development. Funny, the guy posting the picture turned off comments about this and yet allows a free for all and joins in when discussing people he views as a POS (piece of shit). When it comes to the developer, no one wants to hear concerns and wants to keep things positive. The gloves are off though for people they deem beneath them. Obviously, the new Sheriff and provider of information to visitors regarding the development, isn’t aware of the sewer application glitch. Details, who cares about details?

Where is it going to lift to, since the application started Feb. 2018 was determined to be ‘deficient’ and the developer must submit a complete final application. This was probably ordered a long time ago, prior to the application being found ‘deficient’.

As of today the application is still “Pending Customer”.
