Kensington Island Properties has only met MDA conditions for Parks and Trails and Discovery Centre – no subdivision

Geez, reality is far removed from the letter from the President of KIP when it was called The Union Bay Community. Spewed bs about “all the heavy lifting”, water treatment plant, sewage treatment plant, blah blah blah. Coal hills would be remediated and sand was going to be barged in from Texada – can you believe it? KIP needs to update the photos to black beaches to be completely honest – ha ha, like that would ever happen.

Kensington Island Properties aka Union Bay Estates Still Hasn’t Applied for Land Clearing or Turned Over Parks/Trails Land – Why is Ole Slick Stalling? It’s a Turkey!

Ole slick’s MO is to blame everyone else for the yearly delays since darkening Union Bay’s doorstep. What is it with this developer? It’s pretty clear this developer can’t be relied upon for information – it’s always the same old bullshit.

Hasn’t turned over Parks and Trails, Affordable Housing lots still not turned over (although slick can buy out that option so poor folks don’t live in/around the wealthy) and didn’t bother to submit an application to clear around the borrow pit. Look how much clearing has been done around that pit without an application.

Like a good little flunky, Trustee Haraldson made a big deal out of his ‘announcement’ on behalf of KIP at the January 2021 UBID Strategic Planning Session. Announces KIP has been awarded their building permits and that they’re going ahead in March with the Discovery Centre. States down the road very shortly there will be a $400,000 cheque coming to UBID which has been in escrow with Jim Youngsgren (sic) for quite a while. Money to go into WTP to pay the loan down.

The facts as of May 18, 2021:

UBID hasn’t received any of the $400,000. Ted announced and building permit not issued yet because KIP hasn’t paid for it and has yet to turn over 6 affordable housing lots and the parks and trails before permit is issued.

Excerpt of May 20, 2021 question period of UBID board meeting. No money yet and that money is CEC’s according to Chair Munro. KIP likes to make a big deal about paying CEC’s as though he’s ‘giving’ something to Union Bay. What other landowner has paid their CEC’s prior to building and wants praise for their contribution?

Here’s another area where bullshit is spread – the Facebook Union Bay Bulletin Board. A bunch of people making statements as facts with zero evidence to back up their bullshit.

If nothing else, it’s good for a laugh when Area A Director Daniel Arbour pops up when someone mentions contacting him and he states “he will ask staff of CVRD to provide more information on this, from our perspective, and to post it on our Union Bay Estates sub-page.” And poof – that’s it for him and don’t bother clicking on the link as there is no news regarding the retroactive gravel/sand pit application. It’s his standard response – will get more info from staff because he can’t answer questions.

Latest Update on Kensington Island Properties aka Union Bay Estates Sewage Application to Dump Treated Sewage Into Hart/Washer Creek

Here’s previous posts regarding KIP’s intention to dump treated sewage into Hart/Washer Creek for the exclusive use of the development until a regional system we will pay for so the developer can hook into. KIP not approved yet for the larger system which would be the dumping of 1875 Cubic metres of treated sewage daily into Hart/Washer Creek. KIP has approval for a ‘holding tank’ for the Discovery Centre.

KIP still hasn’t paid the fees for the building permit for the Discovery Centre, hasn’t turned over the 6 affordable housing lots, and hasn’t turned over the Parks and Trails.
