So many rumours going around about that one parcel with the infrastructure installed. Supposedly already sold 30 lots in there. KIP made it appear that the land was subdivided but was prohibited from subdivision until the MDA stipulations were met – surprise – they haven’t been. In that very “strata development” KIP was required to turn over 6 affordable housing lots OR pay the value of what those lots are worth. Hasn’t happened. Designated parkland east of the highway hasn’t been turned over because KIP was to remediate soil – that didn’t happen. Parkland is still listed as private compared to the parkland west of the highway listed as municipal.
That parcel is going to turn out to be a nightmare. It’s no wonder KIP withdrew their appeal of the Ministry of Environment refusal to dump 1000 cubic metres of treated sewage into Hart/Washer Creek. If that portion of dying Kensington Island Properties aka Union Bay Estates is allowed to have its own sewage system, it would have to have a deal with the owner of the court ordered sale of the parcel behind Washer Rd, where KIP just last month attended by phone at a CVRD meeting regarding his development application to install a second hand temporary wastewater treatment plant – even without an active application with the Ministry. The guy is a con man no matter what.
When I questioned Melanie Mamoser when KIP was putting in all that sewage infrastructure without any go ahead, she advised any work was at the owners risk.
