Not sure if the land to the east of the highway has been turned over to the CVRD as it's still listed as 'private', but the land to the west of the highway is now officially the property of the CVRD as it's listed as municipal. Note the walkway along the ocean and Washer Creek... Continue Reading →

Great progress! https://allthingsunionbay.com/2018/03/01/kensington-island-properties-aka-34083-yukon-inc-announcing-new-development-again/ I've mentioned this before - look at the sign with the huge green area - that's Crown Land. In fact KIP breached the... Continue Reading →
Why doesn’t Kensington Island Properties aka Union Bay Estates have a permit for work behind Washer Rd?
Kip has been working behind Washer Rd. for a number of weeks and yet there is nothing on the CVRD website indicating work has been approved for this specific area. Image below is from CVRD https://www.comoxvalleyrd.ca/projects-initiatives/past-current-projects/union-bay-estates and each development permit refers to specific areas. Maybe KIP changed the location of the wastewater treatment plant. Here's... Continue Reading →
Kensington Island Properties aka Union Bay Estates – CVRD rules don’t seem to apply compared to couple out over $80,000.
Why do developers like Kensington Island Properties and businesses like Deep Water Recovery Ship Breaking get away with no permits and never pay a price? I've been asking the CVRD if KIP had a permit or authorization to construct a path along the oceanfront since Jan. 11, 2023 and they still can't answer - all... Continue Reading →

No machinery near the pathway the CVRD hasn't been able to confirm if KIP had permission to work on the shoreline. https://allthingsunionbay.com/2023/01/26/cvrd-doesnt-appear-to-have-a-clear-understanding-on-kips-shoreline-work/ https://youtu.be/iMPRSbAZZdo This video is from Nov. 15, 2021 of the same area. Notice the water reaching the trees where KIP has constructed the path? This wasn't at the highest tides. https://youtu.be/pV4JV6WhjwE
CVRD doesn’t appear to have a clear understanding on KIP’s shoreline work.
This is a follow up on this post asking if KIP had a permit to work so close to the ocean, constructing a pathway. http://kensington-island-properties-aka-union-bay-estates-working-on-the-waterfront Did ole slick pull another fast one by constructing a pathway along the perimeter of his oceanfront and fish bearing creek front without a development permit? This is KIP's MO... Continue Reading →
Kensington Island Properties aka Union Bay Estates – list of CVRD conditions. Any of them completed since July 2020?
Waiting for word back from the CVRD as to how many of the conditions have been met to date. UPDATE: Received the following from the CVRD: #3 are those 9 lots where KIP is hauling truckloads to raise the area in the floodplain? Did KIP obtain the Development Permit to build a walkway right on... Continue Reading →

Kensington Island Properties aka Union Bay Estates – low lying lots
It's going to take a lot of fill if those pipes sticking out of the ground is the level KIP is seeking. https://youtu.be/3ilfEKDjFCQ Took this video today - easier to see the existing elevation compared to those pipes sticking out from underneath the paved road. https://youtu.be/Bus2mGblpjk
