Whoever purchases this nightmare better do a hell of a lot of research. This development should never have been approved in the first place. Thinking peat bog Langley Lake could support thousands of new homes and a f*cking golf course.

I hope we don’t get screwed again. I doubt we are going to be informed when an agreement is reached until after it’s signed.

We, as a community will have to put pressure on Arbour and the CVRD when it comes to this shitshow that we’ve endured for decades. Let’s not sit idly by while they sign away Union Bay’s future again.

It’s bad enough McMahon/KIP sucked his supporters into receiving a lousy 4 acres for the water plant and selling the 20 acres KIP’s own consultants identified as the perfect location and for water pressure. What happens in the future – there is no where to expand beyond that 4 acres. That 4 acres is at the same elevation as the old waterworks which didn’t have adequate pressure. Water tower height provides adequate for current hookups – 700?

No one even knows where the water in Langley Lake comes from or how it’s fed, FFS.

  • Septic fields are prohibited on those parcels, so will the new owners have to kick in the $15 to $20 Million for South Sewage as promised byKensington Island Properties aka Union Bay Estates?
  • Does the existing Master Development apply to new owners or will CVRD negotiate a new MDA?
  • Since the development is split into two portions for sale, same question as above.
  • Will the new owners dispose of the 2 piles of contaminated soil currently stored at the “Discovery Centre” removed from parcel with infrastructure?
  • Will the new owners remediate and turn over the remaining parkland east of the Island Hwy as promised in the MDA?
  • In the parcel with the infrastructure, will the new owners have to provide 6 affordable housing lots (or $) as set out in the MDA?
  • Will the CVRD negotiate a new water agreement with the new owners on behalf of Union Bay and do landowners have any say in that agreement?
  • Will the new owners pay for the second water DAF as promised in the Water Agreement with KIP from Oct. 2017, as we are currently at our limit for treatment?
  • Will the new owners be required to prove sufficient water is available in increments of building homes as presently stipulated?
  • Will the new owners know they won’t have water pressure to build up the hill north of Hart Creek without pump stations?
  • Will the new owners know they are buying into a money pit with no guarantees?
