KIP aka Union Bay Estates plans on discharging 1875 meter cubes treated sewage DAILY to Hart Creek is more than the new reservoir holds!

This report was based on the assumption the reservoir and water treatment plant would be on the land identified as an ideal location by KIP’s consultants. The piece of land by Langley Lake the previous board specifically purchased because it was ideal, only to have this gong show board build at the same elevation as the existing waterworks (yes, I know the water tower increases the elevation) and sell the ‘ideal’ piece. Who cares about the future of Union Bay? We only care about ‘now’ or ‘our time’, right?

1875 meter cubes sewage compared to 1728 meter cubes – look at the size of that reservoir and imagine that volume being the treated sewage that KIP plans on discharging into Hart Creek DAILY for 8 months of the year.

KIP’s own consultants state storage reservoir should be 3600 for build out. Who told UBID 1728 was sufficient?

1875 meter cubes of treated sewage discharged to Hart Creek – but, but … UBID website claims KIP aka Union Bay Estates “is to benefit the environment”.

Will UBID be posting the info about the 1875 meter cubes of treated sewage discharged daily to Hart Creek? Shouldn’t they continue with their “Union Bay Estates Update” or is it just whatever McMahon/KIP wants posted?

Union Bay Estates application package – seasonal discharge of up to 1,875 meter cubes per day of treated municipal sewage to Hart Creek during the months of October through May

Under Utilities in full page ad when KIP was making all those empty promises.

All treated wastewater will be dispersed through an irrigation system on the golf resort property and not into an out fall in Baynes Sound.

A landowner (name removed) was kind enough to pass this info along so all landowners are aware of KIP aka Union Bay Estates plan for a “…seasonal discharge of up to 1,875 meter cubes per day of treated municipal sewage to Hart Creek during the months of October through May”.

Thank you for your email of November 4, 2019, addressed to the Honourable George Heyman, Minister of Environment and Climate Change Strategy, regarding sewage in Union Bay. Minister Heyman has asked that I respond on his behalf.

The Ministry has received a final application package from Kensington Union Bay Properties GP Limited for registration under the Municipal Wastewater Regulation for a seasonal discharge of up to 1,875 meter cubes per day of treated municipal sewage to Hart Creek during the months of October through May with storage and reclaimed water use during the rest of the year.

The proposed discharge would serve a commercial and residential development in Union Bay subject of a Master Development Agreement with the Comox Valley Regional District. More information on the project from the regional district can be found at:

Union Bay Estates ‘time’ is different from real time. Another year of empty promises from this developer. Remember 2005 – still singing the same song 15 years later.

Note the date of November 30, 2018, and yet the fencing is still up to prevent people from accessing the coal hills. Alana… I understand that Mary Reynolds and XXXXX XXXXXX were indeed approached by the site security. As you are aware we are currently in the process of clearing some of the land on CD 3 and as such we posted notice in the local newspaper. With security of the public in mind we have also placed blue construction fencing around the property with Area Closed, Danger Construction and Active Falling signs highly visible throughout.Yesterday I observed both Ms Reynolds and Ms XXXXXX on the property. I am the one who advised the Site Security to endeavor to keep the public out of the area. Most everyone except the aforementioned duo has understood the area is closed for the next few weeks while the falling is taking place. We have only just started the project and we would hate to see anyone get hurt.

Union Bay Estates ‘remediating’ contaminated soil.

Contaminated soil being dug at a large Union Bay development won’t be leaving the area.

According to the ministry, the environmental consultant being used by Union Bay Estates at the project is preparing a plan that includes onsite containment of the excavated soils. That plan will be reviewed by the ministry as part of a remedial plan approval process.

Look at the remedial process – just move it around!

Look at all the ‘black’ soil being excavated for the deli/cafe – lots of contaminated soil in the land KIP values the most. Imagine the prices people are going to pay to live/play on contaminated soil!

Correct me if I’m wrong – the saviour can’t build any residences without a sewage system. Where is it? We are drowning in promises and pretty pictures year after year. Where’s the ‘cash cow’ the twits were talking about?
