Glad people are finally asking for some answers from this developer. Especially, the need for a new Fire Hall.

The firehall land. A new firehall can’t be built because the land KIP gave (originally 4 acres – reduced to 1 hectare by the Gong Show UBID Board that negotiated DOWN) isn’t serviced. KIP was to provide a serviced lot – and this is where we sit. Kip dangling these carrots to the community and causing nothing but delays, playing us for suckers. How many years has Union Bay been desperate for a new Fire Hall and this developer has been a hindrance to any progress.

Noticed one of the comments stated 1875 cubic metres of treated sewage into Hart/Washer Creek. That application was deemed deficient and KIP reapplied for 1000 cubic metres of treated sewage.

Incompetent UBID Boards who refused to plan for the future, telling the community KIP was going to be providing the community with a water treatment system, a sewage system we could hook into at our own expense. Raise the dam if needed, stating in ads in the newspaper that certain amenities wouldn’t cost the landowners anything.

People assuming that UBE aka KIP wouldn’t proceed without permits – wrong. The gravel pit was excavated for over a year before an inspector looked at the area and THEN Kip applied and had the permit backdated to when the excavation started.

The wastewater plant has not been constructed and it appears there is only one storage basin under construction at this time. Those holding ponds on both sides of the railway are not lined.

All the piping in those lots north of Hart/Washer Creek, the pump station, etc., was all done at the developers risk.

This was the beginning of the end of Union Bay as a community. This developer intentionally divided Union Bay.

From Union Bay Bulletin Board. Area A Director Arbour’s response not helpful at all. We are mushrooms. To use the words “expandable to Royston and Union Bay” is an insult. Those words were in the MDA that KIP signed with the specific requirement that the developer was to build an expandable system that Royston and Union Bay would hook into – it never stated that Union Bay and Royston would pay for a system that the developer would contribute and hook into when available. This is intentionally misleading those who expect honest communication.
